I will carefully select the best comparables and make adjustments for the differences. Typically lenders put the most stock in the sales comparison approach. In the end the market determines the value.
I will call for the appointment within 24 hours, I will personally inspect the property, all research, and data sets used in my office have been compiled and or developed by me. You report will be delivered via the internet, with digital photos maps and signatures, all signed & secured by one of three methods, edi, pdf, or xml all of which are common types of report formats.
